Fully equipped smart home features, upgraded finishes and sought-after add-ons to include a rooftop deck and a private yard are just a few of the highlights that make SUR17 the perfect place for your next home. 

How do I see the available townhomes at SUR17?

As the SUR17 tours are now available by appointment via the tour scheduler on this website or by calling the property.  Remember to bring a government issued photo ID with you as it is required to tour the property.

How do I apply to live at SUR17?

Our SUR17 application process is completely online. The process is quick & easy. Simply select "Apply Online" and follow each step. Once your application is submitted a third-party screening process is completed. This can take up to 24 hours but is often faster. Once approved you will receive your new lease via the email you used to complete this application. It's that easy!

How much does it cost to apply at SUR17?

A $50 application fee is due at the time of application. This amount covers the screening check and processing of your SUR17 application.

What is the community service fee?

At SUR17, we make life easier by combining your water, sewer, internet and trash into one monthly charge.  No extra bills.  No unnecessary mathematics. 

Is smoking allowed at SUR17?

Smoking is not allowed anywhere on the SUR17 property, inside or out.  This includes vaping.

What are the income requirements to qualify to live at SUR17?

Prospective SUR17 residents must have 3 times the monthly rent in verifiable income.  Income between 2.5 - 2.99 times the monthly rent will require an additional security deposit.

What are the credit credit requirements to qualify to live at SUR17?

Prospective SUR17 residents must have a credit score of 650.  Credit scores between 600-649 will require an additional security deposit.  No bankruptcy within 3 years.  No more than 3 total collection accounts within the last 5 years.

Is a background check required to live at SUR17?

All prospective residents, age 18+, must complete a credit and criminal background screening as part of the application process.

Will I need to pay a security deposit when I sign my lease?

At SUR17 we give our residents 2 options:

Pay a traditional cash deposit of around $500 (depending on your credit screening results.)

Qualify to live "deposit-free" using the Obligo service (see myobligo.com for more information.)

Where can my guests park when visiting me at SUR17?

2 Guest parking spaces are provided onsite.

These parking spots are available only to guests and are monitored by a third-party. If additional parking is needed, residents and their guests are responsible for the procuring of such spots at their own risk and in accordance to city law.

How many vehicles can I park in my Este townhome?

Este townhomes have a 2 car tandem garage.  This means that one car will park behind the other inside the townhome garage. The parking space available is approx. 35' long and 9' wide.

How many vehicles can I park in my Norte townhome?

Norte townhomes have a single car garage, with room for one vehicle.  The parking space available is approx. 19' long by 9' wide.

How many vehicles can I park at SUR17?

Each townhome has a garage that will either fit one or two cars.  In the townhomes that have a tandem garage (35' x 9'), one vehicle will be parked behind the other.  Your vehicle(s) must fit inside your garage with the door closed. Additional parking onsite is not provided.

Is SUR17 pet friendly?

Yes!  SUR17 allows up to 2 animals per townhome.  All animals must be pre-approved.  Pet rent is $35/per pet per month with a non-refundable fee of $350 for the first pet and $250 for the second pet.  Reasonable accommodations are made for support/service animals with verifiable documentation.

Is there an area to take my pet?

Yes! A fenced dog run is available to our SUR17 residents.

Does each townhome have a washer and dryer?

Each townhome has a stackable washer/dryer. 

In most townhomes the washer/dryer is located on the 2nd level near the kitchen.  In the Este townhomes without a rooftop patio, the washer/dryer is located on the 3rd floor near the bedrooms.

Do all townhomes have a rooftop patio?

Not all townhomes have a rooftop patio at SUR17. Rooftop decks are first come, first serve. Reserve yours today!

  • Our Norte floor plan gives you 2 SECURE PARKING SPOTS INSIDE your tandem garage.
  • Each townhome is Smart Home equipped to include smart doorbell, smart thermostat, secure entry, even AMAZON KEY. Your new home controlled by a simple add on your phone.
  • PRIVATE YARDS are available on a limited select SUR17 Townhomes.
  • EV Compatible Receptacle (50 AMP Twist-Lock) provided in every private garage.

Is internet available at the property?

Internet is connected in the property's name and you will receive a username and password to access the system when you move in. More information will be available here shortly.

What is included in the monthly community fee?

Making life easier for you, the monthly community fee includes your water, sewer, internet and trash. No extra bills. No unnecessary mathematics.

What utilities will I have to pay?

ELECTRICITY - You will need to put the electricity account in your name through Rocky Mountain Power prior to moving in and you will pay your electric bill directly to them each month.

WATER/SEWER/INTERNET/TRASH​ - All of these services are connected in the property's name and you will pay your portion with rent each month to SUR17.

When can I move into my new townhome at SUR17?

SUR17 has select units available now!

Is Renter's Insurance required?

Yes, renter's insurance is required when reserving your home at SUR17.  You may use any company you wish but must have a minimum personal liability amount of $100,000 and SUR17 must be named as an interested party.
